Terms of Service

Effective 2026-09-25. ListingsFeed is operated by Antimagic ("we"). By creating an account or calling the API you agree to these terms.

1. The service

ListingsFeed provides commercial real estate listing data compiled from publicly available sources, delivered through an API, an MCP server and downloadable files. The data is provided as published by the listing brokers; we normalize it but do not verify it.

2. License

You receive a non-exclusive, non-transferable license to use the data inside your own products, research, analysis and business development for as long as your account is in good standing. You may store and cache the data you have retrieved. You may not resell, sublicense, publish in bulk, or otherwise redistribute the raw data; use it to build or train a competing listings dataset; or remove provenance fields. Displaying individual listings or aggregate statistics to your own users is allowed; a "Listings data via ListingsFeed" attribution is appreciated but not required.

3. Accounts and keys

API keys are per company. Keep them secret; you are responsible for all usage under your keys. We may revoke keys that are shared publicly or used to circumvent metering or rate limits.

4. Metering and billing

Usage is measured in records returned, as described on the pricing page and in the API response metadata, which is the record of usage. Subscriptions renew monthly until cancelled; cancellation takes effect at the end of the current period. Pick-and-go orders are final once downloaded. Failed payments start a seven-day grace period after which paid features are suspended.

5. Broker contact data

Broker names, emails and phone numbers are business contact details that brokers publish to market their listings. You agree to use them only for legitimate business communication about commercial real estate and in compliance with CAN-SPAM, TCPA and similar laws, and to honor removal requests. 6. Availability and changes

We aim for high availability but the service is provided "as is" without warranty. Fields, filters and endpoints may be added at any time; breaking changes are announced in the changelog at least 30 days ahead where practical.

7. Liability

To the extent permitted by law, our total liability for any claim is limited to the amount you paid us in the twelve months before the claim. We are not liable for decisions made on the basis of the data.

8. Termination

You may close your account at any time. We may suspend or terminate accounts that breach these terms. Sections 2, 5 and 7 survive termination.
